• Enter Order into your Title Software
• Enter basic information into FREE HUD software
• Order Abstract with Examiner of your choice (per state requirements)
• Order Municipals with Searching company of your choice (per state requirements)
• Send out Confirmations to all parties via e-mail or fax
• Order Survey (when needed)
• Follow up with Examiner
• Follow up with Municipal company and update the file with any additional municipal searched returned

STATUS REPORTS:

We can provide daily, weekly and/or monthly status reports.

• Number of orders received
• Turnaround time for abstract.
• Turnaround time for municipal searches
  
  

TYPING:

• Can create a skeleton report directly from abstract or will type report off a reader sheet
• Will do all the proofing
• Will send out reports through fax/email
• Will Up-Load report onto FREE HUD software
• Will generate all clearance request
• Will prepare overnight air bill using the overnight service of your choice

Will keep you updated through the conversation log on the FREE HUD software and Email
 

STATUS REPORTS:

We can provide daily, weekly and/or monthly status reports.

• Turnaround time from date order was submitted to when report was sent to clients
  
  

CLOSING:

• Input closing information into FREE HUD software
• Assign Policy number from your Policy inventory
• Type Owner’s/Loan Policies
• Generate/Prepare Affidavits
• Order title and tax continuations
• Generate title bill based on your standard charges
• Prepare closing package for the title closer and uploading it to the FREE HUD software and/or emailing the package to your office
• Report of monthly sales commissions due
  
  

STATUS REPORTS:

We can provide daily, weekly and/or monthly status reports.

• Can track number or monthly closings and/or adjournments by client or type of transaction.
  
  

*The following are optional reports:

• Escrow Report
  
  - Monitor when escrows are due and send an e-mail reminder
  - Can update new tax figures by calling County/City/Town directly or will
    order Tax figure from your searching company
  - Additional charge - $2.50 per file
  
  
• Recording Tracking

 -  Can monitor and track recording and follow up on unrecorded documents
 -  Additional charge - $5.00 per file

CLEARANCE:

• Call for or fax requests to obtain judgments payoffs “ON THE HEAD”
• Update expired judgment payoffs.  Never have expired judgment payoffs at closing.
• Gather information for proof or clearance of title issues
• Call to verify open mortgages and/or obtain Satisfactions.
